While it may be the bigger dream to put on a great room extension or a second story addition or dormer, there are ways to use what you have to create living space. If you are fortunate to have a home with a basement this is a great option to consider. You don't have the expense of having to build a roof or pour a foundation. Basement remodeling can sometimes double your square footage; that's a big return on your investment.

     First it is necessary to ensure that walls and floor are dry and correct any problems if necessary. Finished basement are a beautiful thing and we want them to be healthy places. Any cracks should be filled and sealed. The use of drylock or equivalent is a good first step.

     Designing a home renovation such as this begins with the wall plan. If we are looking for a home theatre room there will be less construction and more open space. Oftentimes it is wise to remove one of the support columns so as not to block the view of the television or projector screen. Other options include using the space as a new den addition or home office. With smart planning cable outlets, phone jacks, computer outlets and the like can be installed easily. Also opt for moisture resistant drywall panels on all wall partitions as well as full insulation installed. Heating should be included on a separate zone and thermostat.

     Basement finishing creates options for different ceiling systems. If height is not an issue then sheetrock can be installed and painted. Where height is less than 7' 6" then a drop ceiling is desirable especially if there are low pipes overhead. Another rule of thumb: when doing a finish remodel basement spent a little extra for a nice base molding and door trim and install raised panel doors as well. The idea is to feel like you are sitting in your living room or great room upstairs enjoying a space that is clean neat and mold free.

     An alternate plan for many home remodeling minds is the garage conversion. This project is based on the same logic as above; the walls and roof are in place so there is a huge cost savings when home remodeling. Depending on size; the space can be used as a dining room, a den, a bedroom addition, a home theatre room, or even as a relocated or expanded kitchen remodel job.

     The floor level usually can match the existing floor of the main dwelling or it can be stepped down for effect. All walls and ceilings get insulation or blown cellulose insulation where available. In a finish garage it may be wise to install a separate zone and thermostat for energy audit efficiency and fuel savings. Go green.

     This is one home remodeling project where a vaulted cathedral ceiling can make a world of difference. The feel of the room addition is different. Its taller and now there are options. The average garage remodel has an 8' ceiling, the vaulted ceiling can now accommodate circle top and arch windows into the plan. Remodel garage does not have to be boring. New thermal windows with interesting designs transform the room and add resale value.

     When converting a garage or involved in a basement makeover do not forget the lighting. Correct lighting can be purely functional or add a mood feel to the rooms.
